A house shell is the structural and exterior portion of a home — foundation, framing, roof, windows, exterior doors, and siding — built to the point of being dried-in and weathertight, without interior finish work like drywall, flooring, cabinets, or trim. It's a common approach for owners who want to control costs by doing interior finish themselves, spread the build out over a couple of years, or hire interior trades separately on their own schedule.
House-shell construction can suit acreage properties where an owner plans to complete interior work separately or in phases. The unfinished interior, utilities, insulation, and later trade work should be considered when defining the shell scope.
Building a shell well requires the same attention to structure, roofing, and weathertightness as a full turnkey home — the parts that are hardest to fix later need to be right the first time, even if the drywall waits.

Step 3
Scheduling and materials
We order lumber, roofing, and exterior materials and schedule the build around weather to protect the frame before it's covered.
Step 4
Construction
Foundation, framing, roof, windows, exterior doors, and siding go up in sequence until the structure is dried-in.
Step 5
Final walkthrough
We walk the shell with you, confirm it's weathertight, and go over what's needed for whoever finishes the interior next.

How 'dried-in' is defined
Make sure the quote specifies whether windows and exterior doors are installed — a shell isn't truly protected from weather until openings are closed in.
Rough-in timing
Deciding whether electrical and plumbing rough-in happens now or later affects insulation and drywall scheduling down the road; it's worth planning even if you're not finishing yet.
Financing and inspections
Some lenders and county inspectors have specific requirements for partially finished homes — check with your lender and county before committing to a shell-only approach.
Post-frame vs. stick-built shells
Post-frame shells can be quicker and less expensive to enclose for large footprints, but interior finishing methods differ somewhat from a stick-framed house.

It depends on whether rough electrical and plumbing are part of the shell scope. If you plan to finish soon, it's worth discussing rough-in now rather than after the shell is done.
Is a shell cheaper than a full turnkey build?

Do lenders finance shell-only construction?

Standard paid projects focus on complete construction, not isolated roof or siding repairs, railing-only jobs, or minor deck maintenance. This focus does not change Gives Back charitable eligibility. Solid Value Contracting focuses on ground-up construction, including new homes, house shells, barndominiums, detached garages and workshops, agricultural and storage buildings, and commercial shops and offices. Include the new building type and approximate dimensions if known. We are currently focusing on garage and workshop projects 24×24 feet or larger. House additions, garage conversions, remodeling, and standalone foundation or slab projects are outside the standard paid-project focus.
